History
The beginning
The story of Emeria began in 1972, with the incorporation of Foncia in France. During the first 20 years, we focused our development on the French market and built an advanced digital solution for estate agents and managers of jointly owned properties, giving them a major competitive advantage from the start.
International expansion
From the 1990s onwards, Emeria expanded its business by acquiring real estate service companies in Belgium, France, Germany, Luxembourg, the Netherlands, Portugal, Switzerland and the UK. We continued to enhance our technological capabilities to improve efficiency and strengthen our service offering.
Leadership
Since 2016, we have completed many more acquisitions, primarily in the areas of joint property, lease management and rentals. Our external growth strategy and the development of ancillary service offerings have been key drivers of our historical growth, allowing us to become a recognised global leader in our markets.

Recognizing and valuing diversity
Implementing a proactive policy against discrimination and in favor of promoting diversity, Emeria is dedicated to fostering the inclusion of people with disabilities through a dedicated policy. This commitment was materialized in 2021 with the signing of the first group agreement for a period of three years, as well as the creation of a disability mission with a team in charge of managing these issues.
This agreement was renewed in 2024 for an additional three years.

Key projects underpinning Emeria’s CSR philosophy
The Emeria Group has embedded its CSR strategy into its business model, reflected in the establishment of new responsibilities within the Group’s executive and governance bodies.
The Emeria Group has created a CSR Committee within its Supervisory Board. This Committee is responsible for reviewing the progress of the Group’s CSR strategy, defining the associated roadmap, and overseeing reporting activities.
The CEO of the Emeria Group (as a permanent guest) and three members of the Supervisory Board, including two independent members (as Committee members), take part in the work of the CSR Committee.
Under the supervision of Emeria’s Executive Management, the CSR team drives the operational deployment of this strategy. It manages environmental and social initiatives, prepares extra-financial reporting, and ensures the implementation of the CSRD directive. The department also relies on a network of experts from various operational units and support functions, both in France and internationally.
